Why renters insurance is one of the best values in insurance

Many renters skip coverage believing they don't have enough belongings to insure. Add up the cost of replacing every item in your apartment — electronics, furniture, clothing, kitchenware, bicycle, sporting equipment — and the number is almost always larger than expected. A renters policy that fully covers all of it usually costs less than a streaming subscription.

What renters insurance actually covers

  • Personal property — replaces your belongings after a covered loss, including off-premises (theft from your car, lost luggage).
  • Personal liability — protects you against lawsuits for injury or property damage you cause, on or off premises.
  • Loss of use — pays for hotel, meals, and additional living expenses if your unit is uninhabitable after a covered loss.
  • Medical payments to others — no-fault medical for guests injured in your unit.
  • Identity theft restoration — recovery services and out-of-pocket reimbursement.

Why your landlord's insurance isn't enough

Your landlord's policy covers the building structure and the landlord's financial interest. It does not cover:

  • Your belongings
  • Your liability if someone is injured in your unit
  • Your living expenses if the building is uninhabitable
  • Damage you cause to the unit beyond normal wear

Most leases now require renters insurance for exactly this reason — and they're right to.

Condo insurance — what makes it different

Condo owners face a unique split between their HOA's master policy and their own coverage. The master policy typically covers the building structure and common areas; your unit-owner policy needs to cover:

  • Improvements and betterments — flooring, cabinets, countertops, fixtures inside your unit.
  • Personal property and liability — same as renters coverage.
  • Loss assessment — your share of HOA-imposed assessments after a major loss (a hailstorm that damages the whole building, for example).
  • Walls-in or all-in — depending on what your HOA's master policy covers and where it stops.

Replacement cost vs. actual cash value

One of the most important decisions in any contents policy is whether your belongings are insured at replacement cost (what it would cost to buy new) or actual cash value (depreciated). The premium difference is usually small; the claim difference can be significant. We almost always recommend replacement cost.

Frequently asked questions

Does renters insurance cover my roommate's belongings?

No — each roommate needs their own policy. The exception is married couples or domestic partners, who can typically share one policy as named insureds.

What about water damage from my upstairs neighbor?

Your renters policy generally covers your belongings damaged by water from another unit. Whether you can recover damages from the upstairs neighbor is a separate (often complicated) question — but at least your stuff is replaced.

Are jewelry and electronics fully covered?

Most policies sub-limit specific categories — jewelry often capped at $1,500, firearms at $2,500, electronics at varying limits. If you have items above sub-limits, we add a scheduled personal property endorsement to cover their full appraised value.

Do I need flood insurance as a renter?

Renters policies cover sudden water damage but not flooding from outside (rising water, storm surge, creek overflow). If you live in or near a flood zone, a contents-only flood policy is inexpensive and worth considering.

Will renters insurance cover my dog?

Most policies include personal liability that covers dog bites — but some carriers exclude specific breeds. We match you with carriers that don't exclude your dog and ensure your liability limit is appropriate.
